Gifted Housing Service

Couple outside of house

Remaining in our own home for as long as possible is often one of the things that matters most to us as we grow older. However, dealing with the responsibilities associated with home ownership can become more daunting, especially if we have no one to help us.

The Gifted Housing Service was set up over 35 years ago by Help the Aged to address this issue and Age UK is committed to continuing this unique service throughout England and Wales.

Why consider the Gifted Housing Service?

Frequently Asked Questions

The support we provide

Donors to the Gifted Housing Service donate their property to the Charity and, through a legal agreement, receive the following benefits:

  • Maintenance, repairs and external decoration to their property are organised and paid for by the Charity
  • Council tax, water rates and building insurance all covered by the Charity
  • Essential upgrading and improvement to the property where necessary
  • An annual contribution towards gardening costs
  • Heating and hot water system maintained or renewed if necessary
  • Regular visits from a Care Coordinator and Housing Manager
  • Help in arranging care and support at home
  • Advocacy and support at times of crisis or serious ill health
  • Contributions towards care costs, including residential care, should this become necessary

Why consider the Gifted Housing Service?

People join the Gifted Housing Service for many different reasons, but a number find themselves on their own in later life and have concerns about managing the responsibilities of home ownership.

The service is flexible and tailored to the individual needs of our donors.

Please remember that the gift of property to a charity involves the disposal of a major asset.  This should not be undertaken without professional advice on the advantages and disadvantages of such a decision, which could have favourable or adverse implications on personal circumstances in the future.

What donors say

Really the most sensible thing I have ever done was to hand the place over to you. It is such a help to feel there is someone I can turn to and who is on my side

Frequently asked questions

Q. If I give my property to Age UK will I be able to stay in my home?

A. Yes. Our aim is to help older people to maintain their independence at home for as long as possible.

Later, if you need to move, Age UK will involve you in the process of finding a suitable alternative home.

Q. Isn’t this similar to Equity Release schemes?

A. No. Equity Release schemes provide capital secured against your property with interest accumulating on top of the loan. A sudden increase in capital may affect entitlement to certain means-tested benefits.

In contrast, the Gifted Housing Service offers a supportive service for life.  Donors do not receive capital for their gift, but because Age UK covers so many costs, donors find their income can go further.

Donors also appreciate the ongoing support which the service provides and freedom from many of the worries associated with home ownership.

Q. Is there a cost involved in joining the Service?

A. No. Age UK recommends that prospective donors first discuss their intentions with family, close friends and professional advisors.

The Charity employs independent solicitors chosen by each donor to handle the legal aspects of the donation, including a formal Donation Agreement. All such legal costs are met by Age UK.

Q. What would happen if I became too frail to live at home?

A. If the time came when you felt residential care would be your best option, your Care Coordinator would help you choose a care home to your liking and assist with making the move.

Our support to you would continue with visits and contributions towards the care fees.

Q. Would joining the Gifted Housing Service mean I have less control over my life?

A. Our aim is to enable donors to make decisions and choices about all aspects of their lives.

We are here to consult and work with donors to achieve good outcomes. We do also have to fulfil our responsibilities for ensuring their safety and wellbeing.
